Brooksong dwells on a private mountain and guests are limited to the dates of this contract unless permission is granted otherwise by the owners. Housekeeping: We supply following items; bath-wash-hand towels, paper towels, liquid and dishwasher soap, hand and bath soap, toilet paper, laundry soap, dryer sheets, coffee filters. We supply hotel style bath mats for sanitary cleanliness. Land line telephone is local Brevard and emergency 911; some 828 are considered long distance. Please use only our toilet paper and no grease or anything else in drains or toilets. Firewood not supplied. This is strictly a NON-SMOKING cabin. Any evidence of smoking results in forfeiture of the damage deposit. Smoking outdoors is permitted with proper disposal of cigarettes. We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent. Reservation Deposit and Rental Payment: An advance payment equal to 50% of the rental rate is required to confirm your reservation. The advance payment will be applied toward the rent in the form of Credit Card, Venmo transfer, Zelle transfer or personal check payable to Stacy Stephens; mail checks to Brooksong PO Box 561 Penrose, NC 28766. The advance payment is not a damage deposit. The balance of rental costs is due forty-five (45) days before your arrival date. Security/Damage Deposit: A security deposit of $200 is also required to confirm your reservation. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met: No damage is done to the cabin or its contents, beyond normal wear and tear. Carpet stains are not covered under the cleaning charge; stain removal will avoid extra charge. All charges accrued during the stay are paid prior to departure. No charges are incurred due to contraband, pets, smoking, or collection of rents or services rendered during the stay. Debris, rubbish, and discards are placed in trash cans and soiled dishes and coffee pot placed in the dishwasher and cleaned. All wet towels are hung to dry or laundered. All keys are returned; one key to be left in lock box outside front door. No linens are lost or damaged; only one set of linens per bed and futon are to be used. No early check-in or late check-out. No moving of furniture or décor is permitted. Pets are permitted only with prior approval of the owners. Fee covers the privilege of bringing the pet. Pet owners are responsible for cleaning up any/all pet refuse outside and hair inside the cabin. Pets are not allowed on the furniture; any evidence of this may incur extra cleaning fees. Pets may not be left unattended at any time unless crated. Pets must be up-to-date on all vaccinations; a heartworm preventative is highly recommended. Pets are to be treated with a topical flea and tick repellant three days prior to arrival; ticks are in this area. All items above, illness, or injury are the sole responsibility of the pet owner while on the premises. Maximum occupancy: The maximum number of guests is limited to six (6) persons unless otherwise negotiated; falsified occupancy is subject to immediate eviction. No house parties allowed - Defined as more than 4 non-registered guests. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check in. Cancellations: A forty-five (45) day notice is required for cancellation. Cancellations that are made more than forty-five (45) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, or that are made within 45 days of the arrival date, forfeit any advance payment if the property remains un-rented during the reservation period. Monthly Reservation Cancellations: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must make the change at least 90 days prior to check-in. Eviction and termination of occupancy and rental agreements will be the result of any illegal drug use on the property, or any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordinance or commit waste or nuisance including hunting or shooting on or about the premises. Vehicles/Parking is limited to three (3) vehicles. Vehicles are to be parked in the lot next to the house only. Visitor tag must be displayed on your dash board during stay. License plate numbers required. No motorcycles, go carts, or any recreational motorized vehicles permitted. Storm Policy/Road Conditions No refunds will be given for storms. Mountain roads can be curvy and steep. AWD and 4x4 preferred. Our gravel drive and road are well maintained and good driving is important. We do not refund due to road conditions. The owners are not responsible for any accidents, injuries, or illnesses that occur while on or off the premises nor for loss of personal belongings or valuables. Renters acknowledge and take full responsibility for the forested location of Brooksong Log Cabin, its nature, wildlife, and any and all dangers while walking, hiking, climbing, etc. Guests are not permitted on the private property of others. Depending on the season bug spray with DEET is recommended. Written exceptions: Any exceptions to the above-mentioned policies must be approved in writing in advance. Rates are subject to change without notice. However, all confirmed reservations will be honored at the rate at which the deposit was accepted. The entire balance is due if reservation is within the next 45 days. State and local tax is 11.75%.
